Extension of Lease Agreements Subject to General Provisions
The peculiarity of certain-term lease agreements subject to the general provisions is that they expire at the end of this period. However, the lessor must file an eviction lawsuit within one month of the end of this period or follow up with an eviction request due to the expiration of the period.
However, if the lessee discovers a notice that the contract will not be extended before the end of the period on certain-term contracts, this contract cannot be extended and the lessor can always file an eviction lawsuit after the end of the period.
If a notice has not been issued and there is dec agreement between the parties in the lease agreement that the contract will not be extended explicitly,the fixed-term lease agreement becomes an indefinite-term lease agreement if the tenant continues to rent and the lessor continues to rent.(that is, the beginning becomes a lease agreement, the duration of which is not clear).
In order to file a lawsuit on indefinite-term contracts, a lawsuit is filed in accordance with the notice periods for termination.
If there is a notice requirement in the contract that the lease agreement will be extended and this notice requirement has not been met by the parties, the contract will extend for the same period of time in the contract.
Prolongation of Contracts for the Rental of Residential and Roofed Workplaces
The situation is slightly different in residential and roofed workplace rents. In certain-term lease agreements, if the tenant does not give notice that he will terminate the contract 15 days before the end of the contract, the contract will be extended for one year on the same terms.
However, it is impossible for residential and roofed workplace rents to become indefinite with the expiration date of the contract.
It is possible to rent a business place with a residential roof for an indefinite period in places subject to rent.
