The cost of the lease cannot be changed against the tenant,except for determining the cost of the lease in the lease agreements.
Determination of the lease price is valid if the parties ‘ agreements on the lease price to be applied during the renewed lease periods do not exceed the increase rate in the producer price index in the previous lease year. This rule also applies to lease contracts lasting more than one year. If no agreement has been made by the parties on the increase in rent,the rental price is determined by the judge in accordance with the fairness, taking into account the situation of the lessor, provided that the increase rate in the producer price index of the previous rental year does not exceed.
However, the parties are held regardless of whether or not an agreement on this issue, more than five year leases renewed on or after five years, and every five years after that,at the end of the lease, the new lease tenant by the judge in the rate of increase in the producer price index and the equivalent status of loans in consideration of the rental price can be changed according to the rent equitable manner.
If the lease price is agreed in foreign currency in the lease agreement, no change in the lease price can be made unless five years have passed. after five years have passed, an assessment of the rent increase is made, taking into account changes in the value of foreign currency in determining the rental price.
A case for determining the rental price can be filed at any time. However, if this case has been notified to the lessee on a date no later than thirty days before the beginning of the new period, or if the lessor has given written notice to the lessee that the rent will be increased during this period, the lease price to be determined by the court will bind the lessee from the beginning of this new lease period if it is opened by the end of the following new lease period.
If there is a provision in the contract that the lease price will be increased during the new lease period,the lease price to be determined by the court in the case to be opened before the end of the new lease period will also be valid from the beginning of this new period.

No other payment obligation can be imposed on the lessee other than the rental price and ancillary expenses. In particular, if the rent is not paid on time, the agreement that the penalty condition will be paid or that the subsequent rent will be due is invalid, although the tenant has agreed.
